Beautiful modern and bright 1-bedroom apartment for 4 persons at a great location within walking distance to the beach and with lots of restaurants and shops nearby. Perfect for a beach holiday in Praia da Rocha, Portimão. The Monte Residence building was finished in 2022 so everything is new. Includes shared swimming pool and garden.
The space
This modern and brand new one-bedroom apartment for 4 with a spacious balcony is situated near Praia da Rocha, in the lively beach town Portimão. It's part of a recently built apartment complex with a shared pool and garden and parking is included within the gates. Less than 10 minutes walking distance (750 m) from the main beach Praia da Rocha. Due to it's central location, there are plenty of shops, bars and restaurants near the apartment.
On entering the property, you walk into a bright open-plan living and dining area, which leads onto the private balcony. Here you have an outdoor table and 4 chairs to enjoy the sun. The open kitchen is fully equipped with a fridge/freezer, stove, oven, microwave, kettle, coffee machine and toaster.
The apartment has 1 bedroom with a queen-sized double bed and a double sofa-bed in the living room. It's perfect for families with children or two responsible couples.

The apartment is all yours during your stay. The apartment is on the first floor, there is an elevator and stairs.

The neighborhood
The main boulevard in Praia da Rocha has many restaurants, bars, hotels, shops and clubs. This area offers a stunning coastline of beautiful beaches, great tourist facilities and almost perfect year-round weather.
You can link up with the main bus service to visit the eastern and western parts of the Algarve. But if you like exploring the surrounding area, we strongly recommend hiring a car. Parking is free at the apartment and in most areas of the Algarve.
The very popular Zoomarine park is just a 15-minute drive away in Guia. There are two other water parks around a 30-minute drive from the house and the Lagos Zoo.
Getting around
There is public transport available in the area and all around the Algarve. But buses and trains do not go very often and a (rental) car is recommended.
Other things to note
➤ Check-in time: 4 - 9 pm. Late arrivals must be agreed upon before booking! Extra payment at arrival might be required. 9-11pm 30 euros and 11-12pm 50 euros. Check-in after midnight is not possible.
➤ Check-out time: before 10 am
ℹ SEF REQUIREMENTS. All property owners in Portugal have a legal requirement to report tourists’ and guests' information to Serviço de Estrangeiros e Fronteiras (known short as, SEF). To comply with legal requirements, from a week before arrival we shall send to you a link to our SEF form for you to complete and send back to us prior to your arrival. It is a mandatory requirement.

Es ist nüchtern und zweckmäßig eingerichtet und sehr sauber. Das Grundstück ist eingezäunt und sicher.
Man kann zu Fuß an den Strand gehen.

Es gibt einen Pool, allerdings sind dort keinerlei Sitzmöglichkeiten.
Der Kontakt zum Vermieter Service funktionierte einwandfrei.
Adresse war extrem schwer zu finden. Nur mit Hilfe der Internetfotos von der Aussenansicht konnten wir das Gebäude ausfindig machen. Der Name steht leider nirgends.
Die Übergabe durch eine ukrainische Mitarbeiterin, die kein Englisch konnte, war dürftig.
Die Balkonmöbel sind unbequem.
Was uns sehr störte war der furchtbare Lärm von Autoposern auf der Hauptstraße, z. T. bis spät in die Nacht.

Kambariai švarūs ir kvepiantys. Kabriai erdvūs, jaukūs ir šviesūs. Nuotraukos visiškai atitinka realybę.
Uždaras kiemas, kuriame visada rasdavome vietos pastatyti automobiliui.
Tik vienas minusas. Kavos aparatas buvo sugedęs :)

To start they don’t offer children’s cot facilities. No sun loungers by the pool, no curtains on the apartment so once the shutters were up everyone could see straight in. There was no double duvet for sofa bed only a single in the wardrobe which had a blood stain, I was told that there wasn’t a double duvet being provided and if we got cold at night to turn the heating up and the stain that was on the single duvet I was told ‘washing duvet is not something they can do when they have a quick turnover’ even though it was a BLOOD stain and I mean a big one. The next problem was there was Ants over the back splash in the kitchen which climbed into my child’s snack box, I was told that this is a common problem in Portugal but I been coming back and fore Portugal for 15 years and not once have I had ants in any apartments I’ve stayed in, they said they would provide spray but for a faster alternative to go buy it myself and they would reimburse me. I then asked for a late check out as there wasn’t a booking after mine and was told they could change it til 12pm just incase they had a late booking. My mother stayed in the same apartments just another block and under a different agency and they allowed them to keep the apartment on until 6:30pm with a €30 charge where as they weren’t accommodating at all and even worse that the cleaners were seen coming at gone 3pm so even that slight longer checkout would’ve been ideal with two young babies.

j’ai fait l’enregistrement avec les passeports et l heure d arrivée j ai reçu le guide d arrivée mais pas de code pour récupérer les clefs du coup cela a été compliqué pour prendre le logement la personne qui est venue pour nous ouvrir n’était pas très agréable .

Tem poucos utensílios de cozinha, apareciam formigas na cozinha todos os dias, as portas do duche não fecham completamente o que faz a água sair para fora.. a comunicação com os funcionários não é fácil visto que mal falam português. Ouve-se de noite os vizinhos dos andares de cima a andar pela casa.O preço é muito alto em relação à qualidade do apartamento.

Es gibt keine Rezeption oder so etwas die Kommunikation mit dem Vermittler geht über eine Agentur. Check In und Schlüsselübergabe viel zu umständlich.

Estores do quarto avariados e apesar de reportar a situação no check in não chegaram a resolver.
Não existem cortinas nas janelas, o que acaba por interferir com a privacidade.
Casa de banho sem sítio.para colocar as toalhas, quarto sem televisão.
Poucos utensílios na cozinha, não disponibilizaram toalha de mesa nem molas para estender a roupa.

Miste een aantal praktische dingen in het appartement. Er lagen nog allemaal spullen in de kast omdat het appartement nieuw was, beddengoed, dekens, lege verpakkingen overal lag wel wat.
Te weinig stopcontacten, geen handdoek haken, ja er waren er 2 maar op een rare plek waar het niet hoort, geen grotere mokken, geen kleine glazen, geen schaar, geen folie papier, geen wc rohouder, geen schone wc borstel, veger helemaal kaal, dweil was kapot en was weggemoffeld ergens in een kast. S’nachts heel veel herrie van de bovenburen of onderburen of zij buren. Eerste helemaal geen parkeerplaats zet dit erbij in de voorwaarden scheelt een hoop over en weer gemail. De poetshulpen zetten hun auto ook op de parkeerplaats en lopen met de vieze was tassen langs je auto af.

Unfortunately, the beauty and comfort of the apartment was outshined by my overall experience checking in and out. The property seems to ran by a company instead of an individual family or person. As a result, there was not clear communication. The individual was 30 minutes late to the check-in time which left me stranded in the rain waiting. There was no apology given and instead the individual seemed rushed to show the apartment and give me the keys once he arrived. To exit the apartment you must use the key to open the gate so upon leaving for check-out, I needed someone there to give the key to. I was told someone would show up and no one did after waiting 20 minutes and running late to my flight.
Communication should be improved to match the beauty of the apartment.

However few things will be great to improve: it’s would be really nice to have a least one role of toilet paper in the apartments, also a bit of soap, dishwasher liquid and a sponge for dishes, and some stuff to keep the apartments clean. Apartments had nothing of this and we had to run to the store to buy it. Even everything is new, but for some reason something always liking somewhere, or it’s AC on the balcony, or it’s a cold water from top shower when I use small shower, or water from the shower can easily get on floor of the bathroom.
I’m sure hosts can easily solve this small issues and next guests will enjoy their stay the fullest! Thank you!
